How Much Does a Solara Resort Home Actually Make?
Solara Resort sits eight miles from Disney in one of the strongest Kissimmee vacation rental communities for short-term rental income. Mattamy Homes built 549 homes across 248 acres from 2018 to 2024. The 18-acre amenity campus has a FlowRider surf simulator, resort pool with waterslides, lazy river, and full-service Solstice Bar and Grille. Every home has a private pool. Gated 24/7.
Our Solara Resort owners gross $33,000 to $115,000+ per year. A 4-bedroom townhome at $150 to $200 per night lands at the low end. A 7 to 9-bedroom estate at $300 to $450 per night sits at the top. That is the widest bedroom range in this series: 3 to 9 bedrooms.
Homes under professional management with dynamic pricing consistently outperform the zip code median. Flat pricing versus real-time rate adjustments is a difference of thousands per year.
What Solara Resort Homes Cost Right Now
Prices range from $389,900 (3-bedroom townhome) to $1,195,000 (9-bedroom estate). Median sale price: roughly $600,000. Sold homes are closing at about $202 per square foot. There are 107 active listings with an average of 147 days on the market.
| Property Type | Beds | Sq Ft | 2026 Price Range |
|---|---|---|---|
| Townhome | 3BD | ~1,962 | $390K-$449K |
| Townhome/SF | 4BD | 2,100-2,400 | $439K-$548K |
| Single-Family | 5BD | 2,500-3,000 | $455K-$649K |
| Single-Family | 6BD | 3,000-3,500 | $560K-$675K |
| Single-Family | 7BD | 3,200-4,000 | $529K-$749K |
| Single-Family | 8-9BD | 4,000-4,828 | $680K-$1.1M |
Solara consistently ranks among top Orlando rental communities for the amenity package and bedroom range. A $550,000 five-bedroom grossing $62,000 delivers a different return than a $750,000 seven-bedroom grossing $90,000. The entry-level math favors mid-size homes.
Estimated Gross Rental Income by Bedroom Count
| Property Type | Nightly Rate | Occupancy | Annual Gross |
|---|---|---|---|
| 4BD Townhome | $150-$200 | 60-70% | $33,000-$51,000 |
| 5BD Pool Home | $200-$280 | 65-75% | $47,000-$77,000 |
| 6BD Pool Home | $250-$330 | 65-75% | $59,000-$90,000 |
| 7-9BD Estate Home | $300-$450 | 60-70% | $66,000-$115,000 |
These are gross figures from our managed portfolio. The range within each tier depends on listing quality, furnishings, and how aggressively pricing responds to seasonal demand.
Summer (June to August): 80 to 90% occupancy. Spring break (March/April): 75 to 85%. Holidays (November to January): 70 to 80%. Shoulder months: 55 to 65%. Peak months drive 40 to 45% of annual revenue. Smart pricing during those windows matters more than anything else, and listings that rank high on Airbnb capture more off-peak demand too.

Booking pattern worth noting: Solara guests frequently book specifically because of the FlowRider and the resort pool complex. Families with kids and teens search for “vacation home with water park” on Airbnb, and Solara homes come up. That built-in demand driver means higher occupancy than communities that rely on the home itself to sell the stay.

What It Costs to Own a Solara Resort Rental
Solara Resort has no CDD fee. Zero. Most Kissimmee corridor communities charge $130 to $300 per month in CDD assessments. At Solara, that line does not exist. That saves $1,560 to $3,600 per year compared to Windsor at Westside or ChampionsGate.
HOA runs about $663 per month through Leland Management. Covers: FlowRider and water park access, pool, clubhouse, 24/7 gate security, high-speed internet, valet trash, landscaping, and exterior pest control. Water and sewer are billed separately through Toho Water Authority. No separate resort fee for guests.
Monthly and Annual Fixed Costs (5BD single-family example, $550K purchase)
| Expense | Monthly | Annual |
|---|---|---|
| HOA (Leland Management) | ~$663 | ~$7,956 |
| CDD Assessment | $0 | $0 |
| Property Tax (~1.36%) | ~$708 | ~$8,500 |
| Homeowners Insurance | ~$317 | ~$3,800 |
| Pool Maintenance | ~$200 | ~$2,400 |
| Utilities (electric, water/sewer) | ~$450 | ~$5,400 |
| Total Fixed (before PM fee) | ~$2,338 | ~$28,056 |
Compare that to Windsor Cay where HOA plus CDD can hit $650 to $800 per month. Solara’s all-in fixed costs are competitive because eliminating the CDD drops the total significantly. Community-wide average property tax is $8,902 (effective rate ~1.36% in unincorporated Osceola County).

Newer builds (2018 to 2024) mean newer AC, roofs, and appliances. Fewer surprise repairs in the first five to ten years compared to older communities. Our property maintenance team handles regular upkeep, but the maintenance budget for a 2020-built Solara home runs lower than a 2010-era property.

Tax comparison: Solara sits in Osceola County, which charges 13.5% total tax on rental income (6% state sales + 1.5% county surtax + 6% tourist development tax). That is 1.5% higher than Polk County communities like Solterra. On $62,000 in gross rental income, that is an extra $930 per year in taxes. The no-CDD savings more than cancel it out.

What You Actually Keep After All Costs
Net income scenario: 5-bedroom single-family, $550,000 purchase, $62,000 gross. Here is how to calculate ROI on a vacation home like this one.
| Item | Amount |
|---|---|
| Gross Rental Income | $62,000 |
| Less: Property Management (18%) | -$11,160 |
| Less: HOA | -$7,956 |
| Less: CDD | $0 |
| Less: Property Tax | -$8,500 |
| Less: Insurance | -$3,800 |
| Less: Utilities | -$5,400 |
| Less: Pool Maintenance | -$2,400 |
| Less: Repairs/Supplies (~5%) | -$3,100 |
| Estimated Net Income | $19,684 |
That is a 3.6% cash-on-cash return on a full cash purchase before tax deductions. A Windsor at Westside home grossing $65,000 but paying $2,916 per year in CDD on top lands lower. The no-CDD advantage shifts real returns.
With 25% down ($137,500), many owners break even or run slightly positive on monthly cash flow while building equity. The real payoff comes at tax time.
Do not forget depreciation. The IRS lets you depreciate a vacation rental over 27.5 years. On a $550,000 home (land excluded), that can mean $16,000+ in annual paper losses that offset rental income on your tax return. Talk to a CPA who specializes in rental properties. The tax benefits change the real return picture significantly.
What Gives Solara Homes a Booking Edge
I manage properties across a dozen resort communities in the Kissimmee corridor. Solara has something none of them can match: the FlowRider surf simulator. Guests search “vacation home with water park” on Airbnb. Solara homes come up. Homes at Paradise Palms do not.
FlowRider and Solstice Bar drive bookings
No other resort community in the corridor has a FlowRider. Teens and young adults surf and bodyboard at the community pool. Parents love it because it keeps kids busy for hours. It shows up in guest reviews more than any other single feature, and it converts browsers into bookings. See which Solara amenities guests love most.
Solstice Bar and Grille is a full-service poolside restaurant. Families spend entire days at the pool complex without leaving for meals. That shows up in reviews and repeat bookings. Most communities have a pool and maybe a clubhouse. Solara gives guests a resort-hotel experience in a vacation home setting.
3 to 9-bedroom range gives investors more entry points
Most communities top out at 6 or 8 bedrooms. Solara goes to 9. The 7 to 9-bedroom estates gross $66,000 to $115,000 per year, a revenue tier no other community in this series matches. On the other end, 3-bedroom townhomes at $390,000 give first-time investors a lower entry point than most newer communities.
Case study: +71% revenue, no renovations
A 5-bedroom Solara owner came to us self-managing on Airbnb only in 2022. He was grossing $34,200 at 52% occupancy, $180 ADR, 4.2 stars, iPhone photos. Twelve months with us: $58,600 gross, 73% occupancy, $220 ADR, 4.86 stars, five platforms, professional photography. That is a 71% increase with zero renovations. We cover this type of 30 to 90-day turnaround in detail. Better photos, better pricing, better guest communication.
Professional hosting protects the investment
High-traffic vacation rentals need turnover cleaning between every guest. That is what keeps a home earning five-star reviews year after year. Professional hosting improves reviews in ways self-managers rarely replicate. We list on Airbnb, VRBO, Booking.com, Expedia, Google Vacation Rentals, and our own direct booking site. A local manager in Kissimmee handling all of this is what separates homes grossing $47,000 from homes grossing $77,000 in the same community.

Solara Resort Rules and Requirements Every Owner Needs
Solara is purpose-built for vacation rentals. Nearly every home operates as one. Unincorporated Osceola County (34747), fully zoned for STRs. But the county has specific licensing requirements that trip up first-time owners.
Licenses needed before your first guest
Florida requires a DBPR vacation rental license ($230 initial, $180/yr renewal). Osceola County requires a Business Tax Receipt ($30/yr). You also need to register for Tourist Development Tax with the Osceola County Tax Collector and Florida sales tax with the Department of Revenue. Miss any of these, and you risk fines, back taxes, and a cease-and-desist.
Tax collection is your responsibility
Osceola County does NOT auto-collect through Airbnb or VRBO. You collect the full 13.5% from every booking and file with both the state and county on schedule. We handle this for all managed properties.
HOA rules that get enforced
Guest registration required. Quiet hours enforced at pool and clubhouse. No commercial vehicles. Valet trash included. Leland Management is consistent about enforcement, which protects property values community-wide.
What the HOA covers (and does not)
The $663/month covers: FlowRider, water park, 13,000 sqft Grand Clubhouse, 24/7 gate security, high-speed internet, valet trash, landscaping, exterior pest control. Not covered: water and sewer (Toho Water Authority, roughly $100 to $150/month extra).

Solara wins on amenities, home age, and bedroom range. No other community here has a FlowRider or full-service restaurant. The 7 to 9-bedroom estates ($66K to $115K) reach a revenue tier Paradise Palms and Windsor at Westside cannot match. We wrote a detailed Solara vs. Paradise Palms vs. Windsor Cay comparison if you want the full breakdown.
Paradise Palms wins on entry price ($315K to $635K). ChampionsGate wins on tax rate (12% in Polk County vs. 13.5% in Osceola) with comparable 5-bedroom revenue at $58K to $78K, but adds $175 to $300/month in CDD.
The question is which community puts the most money in your pocket relative to what you spent to get in. A $550K Solara home grossing $62K with no CDD produces a different return than a $550K Windsor at Westside home grossing $65K but carrying $2,916 in annual CDD. We manage across all of these and can run the numbers for any home you are looking at.
