Mattamy Homes built 549 homes across 248 acres from 2018 to 2024. Our Solara Resort owners gross $33,000 to $115,000+ per year. A 4-bedroom townhome at $150 to $200 per night lands at the low end. A 7 to 9-bedroom estate at $300 to $450 per night sits at the top. That is the widest bedroom range in this series: 3 to 9 bedrooms.

What It Costs to Own a Solara Resort Rental

Solara Resort has no CDD fee. Zero. Most Kissimmee corridor communities charge $130 to $300 per month in CDD assessments. At Solara, that line does not exist. That saves $1,560 to $3,600 per year compared to Windsor at Westside or ChampionsGate.

HOA runs about $663 per month through Leland Management. Covers: FlowRider and water park access, pool, clubhouse, 24/7 gate security, high-speed internet, valet trash, landscaping, and exterior pest control. Water and sewer are billed separately through Toho Water Authority. No separate resort fee for guests.

Newer builds (2018 to 2024) mean newer AC, roofs, and appliances. Fewer surprise repairs in the first five to ten years compared to older communities. Our property maintenance team handles regular upkeep, but the maintenance budget for a 2020-built Solara home runs lower than a 2010-era property.

That is a 3.6% cash-on-cash return on a full cash purchase before tax deductions. A Windsor at Westside home grossing $65,000 but paying $2,916 per year in CDD on top lands lower. The no-CDD advantage shifts real returns.

With 25% down ($137,500), many owners break even or run slightly positive on monthly cash flow while building equity. The real payoff comes at tax time.

Do not forget depreciation. The IRS lets you depreciate a vacation rental over 27.5 years. Solara Resort Rules and Requirements Every Owner Needs

Solara is purpose-built for vacation rentals. Nearly every home operates as one. Unincorporated Osceola County (34747), fully zoned for STRs. But the county has specific licensing requirements that trip up first-time owners.

Licenses needed before your first guest

Florida requires a DBPR vacation rental license ($230 initial, $180/yr renewal). Osceola County requires a Business Tax Receipt ($30/yr). You also need to register for Tourist Development Tax with the Osceola County Tax Collector and Florida sales tax with the Department of Revenue. Miss any of these, and you risk fines, back taxes, and a cease-and-desist.

Tax collection is your responsibility

Osceola County does NOT auto-collect through Airbnb or VRBO. You collect the full 13.5% from every booking and file with both the state and county on schedule. We handle this for all managed properties.

HOA rules that get enforced

Guest registration required. Quiet hours enforced at pool and clubhouse. No commercial vehicles. Valet trash included. Leland Management is consistent about enforcement, which protects property values community-wide.

What the HOA covers (and does not)

Solara wins on amenities, home age, and bedroom range. No other community here has a FlowRider or full-service restaurant.
